Where do the regulations apply?
The Code for Sustainable Homes only relates to new dwellings in England and Wales whereas Eco Homes applies to:
- Scotland and Northern Ireland
- for all refurbishments
- for existing assessments registered under BREEAM Eco Homes Certification
- where planning permission or legal contracts stipulate
The difference between Eco Homes and the Code for Sustainable Homes
Generally speaking BREEAM Eco Homes Certification process is very similar to the Code for Sustainable Homes, although there are a number of important and significant differences. As fully a licensed Eco Homes Assessor we are able to assist and advise throughout the project.
Both systems have a design stage and post construction stage, but Eco Homes doesn't have any mandatory or minimum standards and is considered on a site wide rather than individual dwelling basis. A substantial number of credits, in relation to EH, relate to the site context - how it is related to transport and amenities.
One big difference is that BREEAM Eco Homes Certification are based on absolute carbon levels rather than % improvement over Building Regulations
